Overview

Under an exclusive Economic Development engineering term contract, Timmons Group assisted Prince George County with master planning and site programming for the development of the 1,200+/- acre Crosspointe Centre (formerly known as Southpoint Business Park) site located at the intersections of Route 460 and I-295. This site was selected by Rolls-Royce, a multinational aerospace company, as the home for its newest jet engine manufacturing facility. Timmons Group led the multi-disciplined team that negotiated with VEDP, Rolls-Royce and Prince George County to win the project for Virginia. The is located at Prince George County, Virginia.

Timmons Group’s Survey Sector provided surveys of 15 parcels of land to be acquired by Rolls-Royce and comprising the Crosspointe Centre site to upgrade the boundary surveys to current ALTA standards; coordinated with the company providing air survey services; established the ground control network; set the aerial panel markers for the flights and provided supplemental survey for items not traditionally within the capability of an air survey platform. All parcels were platted to ALTA standards and legal descriptions were prepared. The title binder was reviewed to address encumbrances. In conjunction with the firm’s Environmental Services group, we located the limits of the wetlands in the project area. The project was successfully completed within the agreed six month timeframe.

Timmons Group is also working hand and hand with Prince George County to develop the infrastructure needed to support this manufacturing facility. As a first step, we provided the surveying services of an additional 45 parcels and 300 acres of design survey to establish the right-of-way limits and identify properties abutting US Route 460 and West Quaker Road for design improvements. This survey project ran concurrently with the surveys performed for Rolls-Royce North America, Inc. and was also successfully completed within the agreed six month timeframe.
