Overview

Located at the corner of Roseneath and Moore Streets in the cultural hub of Scott’s Addition, Otis multi-use development offers chic, industrial style living and shopping to the quickly transforming Richmond neighborhood. Encompassing an entire city block, the nearly 480,000SF development includes 350 studios, one-, two-, and three-bedroom apartment units, 128,000SF of garage parking, and 9,000SF of high-end amenity space. The complex offers a variety of amenities including state-of-the-art clubrooms and common areas, an active urban streetscape, and four rooftop amenity spaces.

Timmons Group collaborated closely with the architecture team to cultivate amenities and landscapes that promote authentic social connection through a variety of gathering spaces – public, shared, and intimate. The design pays homage to the industrial style of the neighborhood and architecture using steel planters and varying hardscapes. The internal courtyards provide a sophisticated pool deck, grilling gardens, a turf seating area, and large planted areas. The exterior courtyards provide an overlook to the neighborhood and include a dog park, grill garden, and a covered lounge. The urban streetscape is decorated with native plantings, bike racks, and space for outdoor dining to welcome residents and business owners to the block.

Timmons Group’s teams provided civil engineering and landscape architecture services
and worked with Greystar, Hord Coplan Macht, and ArchitectureFirm to bring this new apartment to fruition.
