Overview

Timmons Group is providing civil engineering, environmental, and surveying services for The Aire at Westchester, a 330-acre mixed-use residential community located in the heart of Midlothian, Virginia. Working alongside HHHunt, KTGY, and LBA Landscape Architects, our team performed wetland and RPA delineations and traffic studies, supported the project’s rezoning efforts, and is preparing construction plans and subdivision plats for the new development.

The first phase features upscale condominiums and townhomes within walking distance of Westchester Commons, a premium lifestyle and entertainment center. Community amenities include gathering spaces, pocket parks, walking trails, dog parks, an elevated promenade, and an amphitheater. Upon completion, The Aire will offer additional parks, clubhouses, and retail spaces connected by a pedestrian-friendly Central Green, making it the first community of its kind in Midlothian.

A signature element of the development is The Draw, a terraced park and the first amenity to open within the community. The park preserves the site’s existing topography and mature trees near adjacent wetlands, creating a stepped outdoor environment that connects residents to the natural landscape.

The site’s terrain required innovative engineering solutions, including stepped foundations, terraced retaining walls, and roadway designs that accommodate significant elevation changes. Through thoughtful planning and engineering, The Aire at Westchester is transforming into a vibrant mixed-use destination that will provide new housing options, community amenities, and long-term value for Chesterfield County.
