Picture This: Garnet Place Apartments

Timmons Group delivered full civil engineering services for Garnet Place Apartments, a new 72-unit affordable housing development in Shallotte, North Carolina. The project team transformed a previously undeveloped site into a functional and walkable residential community with modern infrastructure and resilient design.

 

Civil engineering services included development of the preliminary site plan and full construction drawings, covering grading, utility layout, and erosion and sediment control. The project also benefited from wetland delineation and Corps verification, topographic and ALTA surveys, and a subdivision plat, which were coordinated through subcontracted partners.

The scope also included designing a new on-site pump station and modeling the water system to meet the Town of Shallotte’s flow and pressure requirements. Engineers conducted fire flow testing and submitted all required permits for stormwater, water, and sewer extensions to ensure full compliance.

 

Garnet Place includes one-, two-, and three-bedroom units serving households earning 30 to 80 percent of the area median income. The development will help address the growing demand for affordable housing in Brunswick County.
