In a continued effort to expand affordable housing in North Carolina, a new income-restricted development is taking shape at Forest Heights in the city of Gastonia. Designed by Timmons Group and developed by Commonwealth Development Corporation, this two-phase multifamily project will introduce 100 quality affordable units to the Linwood Road corridor—addressing a critical housing need in the community.
Spread across more than 12 acres, Forest Heights will consist of two distinct communities: Enclave at Forest Heights (48 units) and Preserve at Forest Heights (52 units). Each will feature its own access point, clubhouse, play area, and a comprehensive amenity package—offering a cohesive and functional living environment. The site plan emphasizes preservation, with extensive tree save areas and minimal wetland disturbance. A network of vegetated swales and a central stormwater pond will support both sustainability and neighborhood aesthetics.
Designed in collaboration with M+A Design, the development integrates thoughtful architectural elements that complement the community’s character while supporting long-term functionality for residents.
Located near schools, transit routes, and employment centers, the development is positioned to serve the city’s growing population of working families. By increasing housing options while protecting natural features, Forest Heights reflects a balanced approach to growth—combining thoughtful design with long-term community impact.
Timmons Group provided additional support for the project through comprehensive civil and survey services, including rezoning efforts for phase two, full construction documents and administration for phase one, and a suite of survey services such as ALTA/NSPS Land Title Surveys (pre- and post-construction), topographic surveys, and a subdivision plat.
