Timmons Group assisted Richmond based Altria with site selection, evaluation, and preliminary budgeting for their state of the art warehouse project on Bermuda Hundred Road, near Interstate 295 in Chesterfield County, Virginia. Timmons Group worked with the Altria Client Services Group and CBRE Commercial from Atlanta to evaluate close to 20 sites for this project. The Chesterfield site was identified because of its robust infrastructure and location just outside the boundaries of Meadowville Technology Park which helped Altria add to and diversity its locations for staging and curing raw product. Once the site was selected, Timmons Group provided survey, site/civil engineering, environmental, landscape architecture, and construction administration services alongside a design-build team subsequently selected for the $50 million complex.
Altria has already started storing materials in 4 separate buildings totaling 1 million square feet. There is also a 25,000 square foot administrative building that was constructed concurrently with the others. Chesterfield County Economic Development worked extensively with the Altria to win this important project code named “Twister”. The project qualified for and navigated the Chesterfield County fast-track schedule with full site plan approval receiving substantial approval from the County in 51 days. Construction permits were issued in phases beginning with Advanced Land Disturbance that allowed the site and building contractors to mobilize early in the process. All construction was completed in the early Fall, 2015.
Altria selected Seefried Industrial Properties from Atlanta from a pool of national developer partners who worked with USAA Real Estate Company from Texas. Timmons Group previously worked with the same development team on completion of two 1 million square foot Amazon Fulfillment Centers in Chesterfield County and nearby Dinwiddie County, Virginia.
