Overview

Rocketts Landing is located approximately one mile downriver from the heart of the City of Richmond in one of the City’s oldest and most significant districts. It is a 45-acre, mixed-use urban redevelopment capturing numerous amenities into a single destination. The community incorporates various uses including residential, offices, restaurants, retail, a marina, and a park area along the river. A one-mile portion of the development along the river incorporates part of the 52-mile Virginia Capital Trail, which provides pedestrian and bike access between Williamsburg and Richmond.

Although the riverfront location is a prime area for a redevelopment of this nature, the existing conditions created many challenges such as hazardous containment, several existing structures, floodplain and river-bank development, existing traffic infrastructure, and steep slopes.

Another challenge is that the development overlaps the City of Richmond and Henrico County boundaries. Water and sewer service is provided by the City of Richmond, which is the agency having jurisdiction over all improvements associated with the Utilities. While Henrico County has jurisdiction over site improvements within the County limits. Timmons Group has worked closely with both jurisdictions to ensure all improvements meet both jurisdictions’ requirements.

Timmons Group is providing many services for the development associated with several ongoing phases including Due Diligence, Civil Site Design, Utility Design, Road Design, Master Utility Planning, Grading and Erosion Control Plans, Streetscape Design Including Lighting, Landscaping and Irrigation.
