Project Summary
The site development plan included parcels ranging in size from 100 to 400 acres. Parcel sizes were based on a marketing plan, which was designed to attract major industrial users with large land requirements. Road access from the surrounding area and circulation within the Technology Park were developed as well as the approximate size and location of utility extensions. A preliminary cost estimate was prepared for construction of the infrastructure improvements necessary to develop the park.
The schematic development plan for this 2,244 acre industrial park, located in the east end of Henrico County, included:
- Environmental assessment to identify limitations of development
- Assessment of road access concerns to identify necessary road improvements to accommodate traffic projections
- Plan for extension of utilities to serve the site
- Preparation of a schematic site development plan
Timmons Group participated on the environmental permitting team. The phase I archaeological study, one phase II study and all endangered species studies for the utility infrastructure and Portugee Road improvements were coordinated by Timmons Group. Timmons Group’s Environmental Services Group also worked closely with the wetlands specialists and archaeologists to complete the necessary studies for permitting the road improvements for Memorial Drive.
Even though the environmental permits have been issued for this project, the Environmental Services Group has remained involved. Timmons Group also coordinated all designs associated with the utility infrastructure including off-site waterline, off-site force main, on-site gravity and sewer pump station and water booster station.
