Project Summary
Timmons Group has provided environmental services for Magnolia Green, a proposed mixed-use commercial and residential development in Chesterfield County, Virginia totaling approximately 1,900 acres. The project has included wetland delineation and U. S. Army Corps of Engineers (COE) confirmation, 401/404 Individual Permits for Phases I and II (out of IV) of the development, cultural resource identification for all 1,900 acres of property, Stream Restoration Design and Construction for on-site mitigation, permit monitoring, and weekly DCR Erosion and Sediment Control inspections with updates to the on-site Stormwater Pollution Prevention Plan to support the ongoing construction activities.
Over 5 miles of road that will be taken into VDOT ownership have been permitted within Magnolia Green as part of the 401/404 process. Expanded project activities have included the identification and evaluation of onsite stream mitigation opportunities, negotiations with the EPA and COE regarding the development of onsite mitigation alternatives, and pre-application permit coordination with the COE and Virginia Department of Environmental Quality (DEQ) in anticipation of permit application preparations to gain authorization for infrastructure, transportation, and development impacts.
