Project Summary
Timmons Group completed site development due diligence efforts to assist the Prince George Industrial Development Authority with the creation of Crosspointe Centre. An emerging industrial park development in Prince George County, Crosspointe Centre includes over 1,100 acres of agricultural and timber properties that will be developed to serve the County’s growing economic opportunities along the Interstate 95 and Route 460 corridor.
Timmons Group completed environmental evaluations of the project area, including phased wetland delineations and U.S. Army Corps of Engineers (COE) confirmations of the core project area as well as the infrastructure improvement corridors that will provide traffic access and utilities services to Crosspointe Centre. In addition to extensive wetland investigations, Timmons Group completed Phase I Environmental Site Assessments, hosted pre-application coordinations with the COE and Department of Environmental Quality, prepared the initial Joint Permit Application to support wetland impacts required for site infrastructure development, and worked with our subcontractors to evaluate potential development impacts to onsite cultural resources.
The eastern portion of Crosspointe Centre contains approximately 85 acres of high quality, bottomland hardwood wetlands associated with the Blackwater Swamp which is identified as a State Endangered Water due to the presence of habitat appropriate for the Blackbanded Sunfish. Identified as a Tier I, critical conservation need endangered species in Virginia, the Blackbanded Sunfish has brought about additional project work which has included interactive land planning and avoidance efforts with the County and potential industrial users that have identified innovative stormwater treatment solutions to provide protection of the critical habitat found in the Blackwater Swamp.
