Timmons Group is highly skilled and dedicated to assisting industrial
clients in meeting their needs. This focus extends from assisting
in site selection, site programming, site environmental permitting
(local, state and federal), surveying, geotechnical consulting, transportation
design, water and wastewater treatment design, site development design
and construction administration. Our civil engineering consultants
have extensive experience with industrial clients that provide best-in-class
planning and design processes. We have the ability to develop a parallel
path approach to obtaining environmental and construction permits
which enables our client to start construction earlier. Timmons Group
focuses on a dual critical path approach to starting construction.
Identifying environmental issues and developing an action plan to
resolve these issues must be coordinated and executed concurrently
with developing a site design package for local governmental review
and approval. Timmons Group’s integrated and coordinated permitting
and design strategy saves time in the critical early phase of industrial
development projects, thus bringing great financial benefit to our
clients

White Oak/Infineon Technology
Park
Henrico County, VA
The site development plan included parcels
ranging in size from 100 to 400 acres. Parcel sizes were based on a
marketing plan, which was designed to attract major industrial users
with large land requirements. Road access from the surrounding area
and circulation within the Technology Park were developed as well as
the approximate size and location of utility extensions. A preliminary
cost estimate was prepared for construction of the infrastructure improvements
necessary to develop the park. |

Northlake Industrial Park
Hanover County, VA
Timmons Group provided complete master
planning, land-use consulting, major infrastructure planning and design
for multiple parcel divisions of a 540 acre mixed-use Industrial Park.
The developments contained in the park include retail, office, office/warehouse,
commercial, industrial and out-parcel developments. |

Windsor Business Park
Henrico County, VA
Timmons Group has completed the master
plan as well as multiple site designs for this elite business park,
which houses office, industrial and flex-use buildings in Henrico County. The
master plan for this 64 acre business park was completed in 1998 and
the site continues to expand, 10 sites are planned and four are currently
completed. |

River Run Office/Industrial Park, Luck
Stone Properties
Spotsylvania County, VA
Land planning, civil engineering and landscape
architecture sectors have collaborated on this 65 acre/15 building
mixed use office/industrial park. The master plan utilizes a steep topography to enhance
building views and create vistas across wooded wetland areas. A
central water feature couples regional stormwater requirements with
a pedestrian park including walking paths, gathering space, eating
areas and a series of walled terraces. The first building is
occupied with a second approved and ready for construction. |

Riverstone Technology Business Park
Halifax County, VA
The Timmons Group team began working on
the master planning for Riverstone in 2001. Timmons Group services included roadway design,
stormwater management design services, utility alternatives and design
and landscape consulting. Timmons Group also provided additional
services to enhance the Riverstone project and maintain the project’s
original schedule. These services include environmental permitting,
land planning, telecommunications consulting, hospitality services,
strategic marketing plan, logo development and web page development. |
