Towne Center West

Project Summary
Timmons Group provided design, re-zoning and programming services for this 43 acre mixed-use facility in Henrico County. This is the first mixed-use project to be constructed in the western portion of the County after the opening of a 1.2 million square foot shopping mall. Towne Center West will connect the mall’s loop road to North Gayton road with a new three lane boulevard. The developer was very interested in quantifying their construction cost early in the process and a substantial amount of pre-design and construction pricing services were performed for this project.

The County used this new development to set the tone for future mixed-use facilities with high quality architectural and site design standards. This project was also instrumental in establishing expectations for future transportation improvements required of similar major developments. The developer worked closely with Henrico County to provide a design that would safely accommodate the projected traffic volume while providing a pedestrian friendly environment. Towne Center West also pushed the approval of a new stormwater treatment efficiency rating for underground Best Management Practices in Henrico County.

West Broad Village

Project Summary
Design of a mixed-use development situated on 115 acres in the Short Pump area of Henrico County, Virginia. Professional services for the project include engineering support for the zoning process and the civil engineering design of the site construction documents for the overall 115 acres. The project scope for the zoning includes supporting the client during the rezoning of the property to the Urban Mixed Use District, evaluating the public faculties to serve the development, analyzing the existing water and sanitary sewer utilities to serve the project and evaluating the stormwater management strategies. The project scope for developing the site construction documents includes the design of the site layout, grading, drainage, stormwater management facilities for water quality and water quantity, sanitary sewer, domestic and fire protection water systems and erosion and sediment control.

West Broad Village will consist of 402,000+/- square feet of retail that will include a bookstore, grocery store, health club facility, and restaurant; 300,000+/- square feet of office space; a hotel and approximately 1,200 multi-family residential units.

Hancock Village
Chesterfield County, VA
Project Highlights
An 87 acre open air retail mixed use development in Chesterfield County, VA, featuring over 530,000 square feet of retail and restaurant space with a focus on creating a pedestrian-friendly shopping environment through enhanced streetscapes and architectural themes throughout the center. The second phase is slated to include a large office component or residential use with townhomes.
The proposed development, Hancock Village, will result in a combination of contiguous retail commercial frontage and stand-alone restaurant and retail structures. Frontage along the southern portion of the project area would be developed as a townhome community. Access roadway features and infrastructure would be included within the project boundaries.
Activities included permitting support with state and local review agencies, site programming, client and design team liaison, coordination with numerous tenants, overseeing site plan production for the entire development including offsite improvements, project scheduling, sub-consultant coordination, and value engineering.

Westchester Commons

Project Summary
The Watkins Centre site, consisting of 628 acres, was planned around the northwest and southwest quadrants of state Route 288 and US Route 60 (Midlothian Turnpike) in Chesterfield County, Virginia. Approved by Chesterfield County, the Watkins Centre master plan provides for an “upscale lifestyle/entertainment center” in the northwest quadrant and a corporate center in the southwest quadrant.
Zaremba Metropolitan, LLC, which has been contracted to develop the Lifestyle Center, envisions a village format, recreating the downtown living and shopping experience and reflecting the rich architectural traditions of historic commercial areas. This unique concept will emphasize architectural and landscape architectural elements to create a true sense of place for the new development.
The adjacent corporate center integrates a hotel, offices, commercial and light industrial uses in a campus setting. The corporate center and lifestyle center will be interconnected with pedestrian and vehicular circulation.

Project Summary
Dominion Chevrolet moved its automobile dealership to a new 8.5 acre site on West Broad Street just west of the Downtown Short Pump area in Henrico County. Timmons Group provided an array of services including environmental, surveying, engineering and planning assistance. The new dealership is home to car sales for Chevrolet, Buick, Pontiac and GMC vehicles.

Victory Nissan
Hanover County, VA
Project Summary
Richmond Nissan became Victory Nissan of Mechanicsville in 2002. The 3.85 acre site in Hanover County, Virginia consisted of a new 13, 000 square foot showroom and revised sales lot. Timmons Group was involved with the two phase renovation/addition project, providing planning services, survey services, stormwater management services, civil engineering and landscape architecture services.
Project Highlights
A unique feature of this project was the construction of an underground wastewater detention facility. In order to maximize the site’s sales area, an Omega Detention structure was designed by Timmons Group stormwater management experts. The state-of-the-art structure exceeded Hanover County requirements and allowed the client to use the valuable space as sales parking. Landscape architects at Timmons Group were faced with a tree buffer requirement to comply with county codes, specific tree species were chosen to maximize the site’s privacy while providing an aesthetically pleasing environment to purchase new automobiles.

Owens & Minor Headquarters

Project Summary
Timmons Group partnered with Owens and Minor Inc., to create a site plan for the company’s new corporate headquarters.
Owens and Minor, Inc., a medical and surgical-supply firm, built its corporate headquarters in the Atlee Station Business Park located on Chamberlayne Road at I-295. The project involved construction of a 160,000 square foot class A office building on a 25 acre tract of land. The Owens and Minor headquarters allows the company to locate all of its corporate offices in one building.
Project Highlights
Timmons Group submitted the initial site plan on April 13, 2004. After an expedited review process, initiated by the Hanover County Economic Development Department, the revised site plan was approved by Hanover County on July 21, 2004.
An early land disturbance permit was issued by Hanover County on May 17, 2004. This allowed site clearing and grading to commence before final site plan approval. Timmons Group encountered difficult geological and site conditions resulting in over 100,000 cubic yards of material having to be relocated within site limits. Timmons Group’s ability to balance the delivery of construction documents and construction administration in fast track project was once again proven to be a cost effective option for the client, when time is of the essence.

The Overlook
Henrico County, VA
Project Summary
The Overlook is a 12 acre office development located in the Innsbrook area of Henrico County. Situated near the intersection of I-64 and I-295, Overlook is an ideal location for various office uses. The development consists of two 65,000 square foot office buildings, each three stories tall. The site was developed in two phases of approximately six acres each.
Design and development of this facility included a controversial rezoning case, topographic challenges and implementation of regional stormwater solutions. Due to the difficult topographic challenges of dealing with an existing terrain, careful consideration and design techniques were used in order to preserve and define the aesthetic look of this facility. Careful integration of landscape, land planning and grading objectives were carefully planned and executed in order to develop an aesthetically pleasing final product.

Project Summary
Innsbrook is one of the premier office/business parks in Virginia. The project, which began in 1980, now totals over 700 acres, five miles of roadways, 60 buildings ranging from 50,000 to 100,000 square feet, stormwater management lakes, water and wastewater distribution systems and single/multi-family residential housing. Timmons Group has been involved since the inception of the project. We continue to assist potential builders evaluate property and complete the site plan processes.
