Project Summary
Named after the antebellum farmhouse on site, Roseland has been designed as a true Virginia town. By using the principles of Traditional Neighborhood Development this 1,400 acre tract will have a 1,000,000 sf. of commercial/office uses and over 5,000 residential units within a series of walkable neighborhoods woven together by a continuous system of trails and parks. A greenway will create more than 350 acres of dedicated conservation area to preserve plant and wildlife habitats while creating a link to future County greenway systems. With the Roseland project, Timmons Group has had the privilege of working with the country’s best TND consultants including master planners Urban Design Associates, landscape architects LaQuatra Bonci Associates, and market analysts Zimmerman, Volk & Associates and Economic Research Associates.

Boulder Parke Townhomes
City of Richmond, VA
Project Summary
On just 5 acres of land with challenging terrain, Boulder Parke was able to realize fifty townhouse lots located within the City of Richmond limits. Through a close working relationship with developer and builder, tight site constraints were overcome to create a quality neighborhood that not only met the needs of the client but also the requirements of home builder, Ryan Homes. Timmons Group encountered many challenges including the complex City of Richmond Special Use Permit (SUP) process which entailed interaction and feedback from multiple City departments including Parks, Recreation, & Community Facilities and Community Development.

Homestead Preserve

Project Summary
Recently voted one of the top 100 real estate developments in the World by Travel + Leisure Magazine, the Homestead Preserve is a conservation-based historic Virginia community. Situated in 11,500 acres in Hot Springs and Warm Springs, Virginia the Homestead Preserve is dedicated to the protection of the natural landscape and architectural heritage of the Allegheny Highlands. Along with master planners Urban Design Associates and landscape architects Design Workshop, attention to design, planning and preservation of both natural and build systems was paramount to the projects success.

Project Summary
Inspired by the Old Trails of Piedmont Virginia, this unique 255 acre community will have a traditional downtown surrounded by townhomes, apartments and larger home lots. Utilizing the principles of Traditional Neighborhood Development, Timmons Group in conjunction with KM Galvin Architects designed this neighborhood to celebrate the pedestrian, where way finding is critical, circulation takes top priority and security make the neighborhood feel comfortable day and night. With a minimum of 50 acres of open space including preserved streams, pocket parks and recreational centers there will be a continuous link between all neighborhoods celebrating the spirit of the town along with the surrounding landscape.

Winchester Forest
Chesterfield County, VA
Project Summary
Located adjacent to the thriving mixed-use community of Winchester Greens, Winchester Forest is designed to be a pedestrian and ecologically friendly development inspired by neighborhoods of the past. While a county-led rezoning process was the impetus for the project, the Better Housing Coalition sought out to create a link between this infill community and the existing neighborhoods while creating sustainable home ownership opportunities for low income citizens. In addition to providing 100 attached and detached single-family homes for the residents of Chesterfield, Winchester Forest will also preserve over forty-seven acres of forest and open space through the voluntary use of Low Impact Development.

Cumberland at Patriots Landing

Project Summary
Located on just 25 acres, Cumberland at Patriots Landing had very tight environmental constraints making the ultimate 200 units within 50 buildings a challenge. The key to this projects success was the efficient use of space for utilities and buildings while still achieving an appealing neighborhood for future residents.

Brandermill Planned Community

Project Summary
This national award-winning community is located on the shores of a pristine 1,700 acre lake. The homes of Brandermill are located in over 50 individual neighborhoods. This mixed-use, primarily residential development includes over 4,000 residential units, community country club and an 18-hole golf course, sports facilities, marina and miles of paved trails.

Project Summary
Sharing its 25 miles of lake shoreline with Brandermill, Woodlake has been voted one of the best communities in America. With 2,400 residential units situated in 20 neighborhoods, the site amenities of this multi-use facility include a soccer and baseball complex, indoor and outdoor pools, recreational play areas, a lakeside amphitheater and pavilion for concerts and miles of paved biking and jogging trails.
