At Timmons Group, the goal of our Economic Development team is to understand the needs of our client by turning development opportunities into long-term assets.  Our team is comprised of engineers, planners and businessmen who help transform sites into businesses that provide jobs and revenue for a locality.  We serve county and municipal governments and Economic Development organizations to design incentive strategies while advising them in land planning, site development, and funding possibilities. We help our clients respond to and nurture potential prospect relationships.  Our understanding of local economies and markets allow us to produce developments that compliment your strategic growth goals.

We realize that Economic Development is about building long term partnerships with your community, your local government and your prospects.  We help you build consensus with the appropriate state agencies to ensure your project has support at every level.  We have established relationships that we can leverage to assist your locality bring projects to fruition. For over 20 years Timmons Group has been helping local governments fulfill their Economic Development needs.  We have assisted localities with site acquisition, development and positioning of economic development parks throughout Virginia and the southeast ranging in size from 100 acres to 1,600 acres.  We work closely your Economic Development staff to develop a product that is desirable and marketable to businesses, but also creates jobs, increases local investment and provides a stable tax base.  We want improve the community as a whole.

photo Greensville Megasite
Greensville County, VA
Timmons Group assisted Greensville County in the evaluation of the vehicular and rail access requirements and water and wastewater support requirements related to a potential Automotive Original Equipment Manufacturer (OEM) development on a 1545 ac. mega site located in Greensville County. Timmons Group met all schedules in a timely manner whether compressed or otherwise, and supported the county throughout the process for a variety of ancillary services.
 
Augusta County Megasite
Augusta County, VA
Timmons Group led a team of multi-disciplined professionals to evaluate a major automotive economic development opportunity for Augusta County and the Commonwealth of Virginia. This work was completed through our “on-call” Economic Development Consulting contract. Based on the extensive work on this project, four other municipalities in Virginia have hired Timmons Group to complete similar Mega-Site evaluations.
 
Rolls-Royce at Crosspointe
Prince George County, VA
Under an exclusive Economic Development engineering term contract, Timmons Group assisted Prince George County with the master planning and site programming for the development of the 1,200+/- acre Crosspointe Centre (formerly known as Southpoint Business Park) site located at the intersections of Route 460 and I-295. This site was recently selected by Rolls-Royce as the home for its newest engine manufacturing facility. Timmons Group led the multi-disciplined team that negotiated with VEDP, Rolls-Royce and Prince George County to win the project for Virginia.
 
Meadowville Technology Park
Chesterfield County, VA
The Meadowville Technology Park is proposed as a world-class business center that will attract High Tech industries to Chesterfield County. Timmons Group has worked with the property owners and the Chesterfield County Economic Development Department on all phases of readying this property. The initial phases investigated the feasibility of developing the site for the high tech industry.
 
Patriot Center
Henry County, VA
The Patriot Centre at Beaver Creek is a 764 acre Industrial Park in Henry County Virginia comprised of multiple large industrial manufacturing and processing operations. Timmons Group assisted with master planning, and provided all environmental and stormwater management services including wetland delineation and permitting, design, construction administration, monitoring and reporting for the construction of over 8 acres of stormwater management facilities, 5 acres of wetland creation, and 12 acres of riparian buffer establishment required for this project, which has included construction of major infrastructure components including roadways and utilities, mass site grading, and construction of industrial facilities.
 
White Oak Technology Park
Henrico County, VA
The site development plan included parcels ranging in size from 100 to 400 acres. Parcel sizes were based on a marketing plan, which was designed to attract major industrial users with large land requirements. Road access from the surrounding area and circulation within the Technology Park were developed as well as the approximate size and location of utility extensions. A preliminary cost estimate was prepared for construction of the infrastructure improvements necessary to develop the park.
