Environmental Services - Natural Resources
Timmons Group offers a full range of natural resource services including field investigations, planning and permitting. Our team of environmental scientists has years of experience in identification of factors in any natural setting and how clients can work with them to achieve their project goals. Our Professional Wetland Scientists and Professional Wetland Delineators take care in accurately mapping existing conditions, clearly report information to clients and regulatory organizations, and work through the permitting process from beginning to end. Our field technicians have strong backgrounds in plant and soil identification and use GIS technology to accurately delineate streams and Waters of the U.S., jurisdictional wetlands, cultural resources, and endangered species habitat. This information can then be used in local, state, and federal permitting processes and for extensive site planning. The Environmental Services team works closely within Timmons Group and with other professionals to creatively plan around the use of streams, wetlands, and other resources. Project Summary
Our environmental professionals coordinated the delineation and US Army Corps of Engineers confirmation of natural resource features including wetlands and streams on this 1,400 acre property in support of a mixed-use commercial and residential development. Our Environmental Scientists also conducted an onsite assessment of perennial stream resources and the delineation of Resource Protection Area (RPA) Buffers in accordance with the Chesapeake Bay Preservation Area Designation and Management Regulations.
Seeking to use traditional neighborhood design in concert with natural resource assets, the client contracted Timmons Group to identify both challenging and useful conditions on the site and to navigate the permitting process with the associated agencies. The work also included the identification of mitigation opportunities and the use of various resources to determine the potential suitability of Low Impact Development (LID).

Hancock Village - Mixed Use Development
Chesterfield County, VA
Project Summary
In support of a mixed-use commercial and residential development on this 90 acre site, the client contracted Timmons Group to coordinate the environmental permitting for stream and wetland impacts. Activities included identification and evaluation of onsite and offsite stream and wetland mitigation opportunities. Working closely with the US Army Corps of Engineers and the Virginia Department of Environmental Quality, our professionals negotiated alternative designs and coordinated field assessments for restoration design applications, as well as prepared permit applications for infrastructure, transportation, and development impacts on the site. The project mitigation solutions included a combination of onsite restoration and offsite banking compensation.
Ironbound Road Regional Stormwater BMP
James City County, VA
Project Summary
Timmons Group has assisted James City County with a development plan for the Ironbound Road Regional Stormwater BMP Project in a heavily urbanized portion of the College Creek Watershed. Identified as a much-needed stormwater project for the watershed, the Regional BMP Project is proposed as a solution to support stormwater quality improvements as well as provide discharge quantity control in a watershed containing established residential and proposed new development.
The Regional BMP will work in conjunction with existing sediment forebay infrastructure to enhance water quality. Supporting the engineering design of Timmons Group’s Stormwater Management Group, our Environmental Services Professionals completed preliminary environmental evaluations of the project area including a wetland delineation and U.S. Army Corps of Engineers (COE) confirmation, perennial stream assessments and Resource Protection Area (RPA) identification, and Unified Stream Methodology (USM) channel condition assessments. To support the Ironbound Road Regional Stormwater BMP Project and compensate for the direct stream impacts required for the project, Timmons Group has completed design of the Warhill Offsite Stream Mitigation. During substantial design completion, Timmons Group hosted pre-application coordinations with the COE, subsequently prepared the initial Joint Permit Application, and successfully negotiated a COE Individual Permit issuance to support construction of the Regional BMP Project.

Crosspointe Centre
Prince George County, VA
Project Summary
Timmons Group has completed site development due diligence efforts to assist the Prince George Industrial Development Authority with the creation of Crosspointe Centre. An emerging industrial park development in Prince George County, Crosspointe Centre includes over 1,100 acres of agricultural and timber properties that will be developed to serve the County’s growing economic opportunities along the Interstate 95 and Route 460 corridor.
Timmons Group completed environmental evaluations of the project area, including phased wetland delineations and U.S. Army Corps of Engineers (COE) confirmations of the core project area as well as the infrastructure improvement corridors that will provide traffic access and utilities services to Crosspointe Centre. In addition to extensive wetland investigations, Timmons Group completed Phase I Environmental Site Assessments, hosted pre-application coordinations with the COE and Department of Environmental Quality, prepared the initial Joint Permit Application to support wetland impacts required for site infrastructure development, and worked with our subcontractors to evaluate potential development impacts to onsite cultural resources.
The eastern portion of Crosspointe Centre contains approximately 85 acres of high quality, bottomland hardwood wetlands associated with the Blackwater Swamp which is identified as a State Endangered Water due to the presence of habitat appropriate for the Blackbanded Sunfish. Identified as a Tier I, critical conservation need endangered species in Virginia, the Blackbanded Sunfish has brought about additional project work which has included interactive land planning and avoidance efforts with the County and potential industrial users that have identified innovative stormwater treatment solutions to provide protection of the critical habitat found in the Blackwater Swamp.

Culpeper Community Sports Complex
Culpeper County, VA
Project Summary
Timmons Group assisted the Culpeper Department of Parks and Recreation in creating the Culpeper Community Sports Complex to provide a centralized recreation facility for the residents of Culpeper County. The development of the 135 acre tract included the development of a sports complex that includes multiple soccer, football, baseball, and softball fields which are currently available for citizen use. Timmons Group completed environmental evaluations of the project area including a wetland delineation and U.S. Army Corps of Engineers (COE) confirmation for the project area. In addition, Timmons Group completed the regulatory permitting process with the COE and Department of Environmental Quality (DEQ) for onsite wetland and stream impacts as well as a supporting roadway infrastructure improvement corridor and stormwater treatment improvements. Furthering our support of this project, Timmons Group proposed and constructed onsite riparian wetland creation to provide compensatory wetland and stream mitigation for unavoidable project impacts. Currently the Culpeper Community Sports Complex and the onsite created wetlands are completed and providing recreational and water quality benefits for the community.
