Timmons Group’s Construction Management (CM)
staff understands the importance of quality construction, delivered
on schedule and within budget. Our experience includes residential,
industrial and commercial development projects, as well as municipal
infrastructure improvements. Typical clients that we serve include
developers, municipalities, contractors, property managers and lending
institutions.
Timmons Group understands the importance of clear, concise and complete
construction documents for competitive bidding. Budgets become
a reality at the bidding phase of a project. Bidding phase services
include developing bid documents and technical specifications, soliciting
bids, evaluating bids and recommending award of a contract. Our
staff has thorough knowledge of AIA and EJCDC construction documents,
as well as master format specifications.
Establishing lines of communication, document control and clear expectations
between the owner, A/E and the contractor are vital to the success of
a project. Specific services we provide include executing contracts,
obtaining permits, coordinating meetings, processing change orders, approving
pay applications and coordinating acceptance by authorities having jurisdiction.
Timmons Group possesses knowledgeable inspection staff with expertise
in building, site and infrastructure construction. Depending on
the needs of the project, we can provide part-time to full-time resident
observation to report daily activities, verify plan and specification
compliance, monitor work progress for schedule compliance and troubleshoot
construction issues as they occur.
Timmons Group CM staff has the expertise to review plans and specifications
for constructability, completeness and general code compliance. This
has proven very valuable to reviewing agencies with limited staff, and
lending institutions requiring third party reviews prior to loan commitments.

Appomattox Manor
Hopewell,
VA
The project, which is now a museum owned by the National Park Service, consisted
of the renovation of a manor house in historic Hopewell, VA that served as the
headquarters for General Grant in the Civil War during the siege of Richmond
and Petersburg. Renovations included structural, plumbing, electrical, interior
and exterior finishes. Timmons Group provided resident inspection services during
the construction, which included written and photographic documentation of improvements,
as well as input to needed improvements. |

Stafford County Airport Road
Stafford
County, VA
The project consisted of the construction of approximately 2 miles of new two
lane roadway for access to the Stafford County Airport, as well as providing
a connector between two existing public roadways. Construction included significant
earthwork, storm drainage, guardrail and paving. Timmons Group designed the project
and provided construction services, which included contract administration and
resident inspection services. |

River Run Business Center
Spotsylvania
County, VA
The project consisted of the development of an industrial business park for Luck
Stone Corp., which compliments a quarry also owned and operated by Luck Stone
at that location. Specific improvements included road and utility infrastructure,
as well as creating pad ready sites for potential users. Construction services
included construction management, inspections and materials testing. |

Warhill Tract
James City County, VA
The project consists of the design and construction
of road and utility infrastructure for 588 acres of land in James City County,
VA to be developed for high school, community college and stadium facilities.
A specific feature of the project is a 72” trunk storm sewer with a 300 foot bore beneath a utility transmission
easement. The project is unique in that it is being accomplished under the
requirements of Virginia’s Public Private Education Facilities and Infrastructure
Act of 2002. In addition to the design, Timmons Group is providing QA/QC services
during construction that include contract administration, resident inspections,
and materials testing. |

Enon Fire Training Buildings and Props
Chesterfield
County, VA
Our construction administrators were responsible for the complete
construction administration process for a $3.4 million fire safety
training center to include bi-monthly meetings and coordination of
construction and design issues throughout the construction phase.
